Can I Sell My Parents House?
When dealing with the sale of a parents' house, several key points must be considered. You cannot sell the house if it’s the first one you started the game with, as you're emotionally tied to it. If the property is inherited, legal steps, such as probate, are necessary unless a living trust is in place, which simplifies the process. If you are the sole owner, you can list the house for sale even before obtaining the Grant of Probate.
Selling to a relative can streamline the process but comes with legal considerations. Additionally, it’s vital to sort through and clear out the house, given that it likely contains many of your parents' possessions accumulated over the years.
Before selling, understanding how the property was transferred is essential and may include options like transfer on death. Selling can be viewed as a business transaction, necessitating clarity on your parent’s financial situation and any power of attorney arrangements. If your parent is incapable of managing the sale, consulting an attorney can help establish the appropriate power of attorney to sell on their behalf.
The process involves emotional challenges, particularly when navigating family dynamics and preferences. Each family's circumstances will dictate whether selling before death is advisable or if other alternatives are better for honoring your parent's wishes. Moreover, be aware of potential tax implications from the sale, which will depend on fair market value at the time of the parent's passing.
Can I Sell My Starting House?
Yes, you can sell your starting house, known as Peacey's Family Home, by first relocating your home office to another property using the 'Houses' menu. After moving, visit the house to use the 'Sell House' option. Selling may be approached via a real estate agent, for-sale-by-owner (FSBO), or iBuyer route. If you choose to list your home, ensure the price aligns with current market trends to attract buyers effectively. Selling FSBO can be financially beneficial but involves complexities that should not be underestimated.
In this guide, we provide essential steps to sell your house smoothly, covering everything from pricing, staging, to understanding legal documents. While selling without a realtor can seem daunting, it may lead to greater financial rewards. Prepare diligently for the process by comparing FSBO versus agent options and understanding your state's guidelines.
Be mindful that selling shortly after purchasing a home can carry emotional and financial risks due to high transaction costs. If possible, selling first is advised to avoid complications. Overall, you can sell your house any time after acquisition, but waiting may help in breaking even and minimizing penalties.

Can You Sell A Peaceys House?
In the game, if you see options like Store, Perks, Auction house, and Houses, it indicates you can sell properties, except for the Peaceys' family home, which has restrictions explained in the Auction Tab. Players cannot sell their parents' house, preserving a fun narrative element. For those looking to renovate and profit from the Peaceys' family home, a detailed guide exists. House Flipper allows players to buy, renovate, and sell homes, echoing the excitement of real estate shows. House Flipper 2 (Frozen District) Peacey’s Family Home – Before / After Before Renovation – 0:00 After Renovation – 1:46 …
some notes from someone who has played this game way too much since it was released: – that’s not a doghouse outside, it’s supposed to be a composter. i was confused too until i found it in the garden catalogue. – i doubt they’re ever going to add a minimap because of how walls work now (walls, half walls, and floors are functionally the same) -press q while cleaning or picking up trash to show where the dirt or trash you’re missing is! -you can change the colors of certain woods by pressing e while in the menu (only woods with the label “custom color wood” can be changed) -you can change pretty much anything with the “change style” option on the flipper tool (add/remove muntin bars or shutters on windows, change the side a door faces, etc) i loved your original house flipper series, i’m so excited to watch future HF2 articles!
3 tips about the store: 1. All kitchen cabinets are under Cabinets in the furniture section. The other furniture you can put stuff in (bedside cabinets, bookcases, TV stands, etc) are under Storage. Arranged by size, which is a good system once you get used to it. 2. There’s a Filter and Sort button, with sorting by furniture range, price and other things. 3. You can customise items further by pressing the tab with the colour palette on it. For surface finishes, for instance, you can change the size and orientation of the grooves on the surface (such as whether they are vertical or horizontal and the width of the boards, or whether you want to have grooves at all – by default there aren’t any); for furniture – the style and orientation of the handle (right or left); for desks – whether the drawers are on the right or left; for showers – different shower heads. With the Edit Style flipper tool perk, you can edit things in this way After buying them. And even change damaged surfaces to undamaged!
When chosing wood, tiles, stone, paint, etc, press E (you can see the option at 23:13) and you can now change the size of the patter, the pattern itself like the stone pattern or wood pattern, the orientation of the building material you’re placing, and a ton more. That menue when you press E gets crazy espeically when doing doors and windows and stuff like that.
Oh I almost wanted to point out the way to get to the cut pattern menu. It’s all the way to the right on the screen. Looks like you found it though. ^^ But yeah I agree with you on a lot of the points you brought up. In my own review of this game, I mentioned that Frozen District could have just added most of the customization options from HF2 into HF1, and we’d have the ultimate one. But we can’t always have everything, I guess. One thing I wish they’d add is a way to dim some of the lights, so that it doesn’t have to be all that bright and washed out.
Good article. I remember when HF first can out. There was no instructions or guide on how to do anything, very little furniture, flooring, paint etc. to choose from, Glitches, a confusing menu etc. It was very confusing at first. There still is no instructions or guild for the original House Flipper. Most player already know how to play or can find articles on YouTube 🙂 HF2 adds a lot to the game but did take some things away. I am glad it is not a copy of HF but it’s own game though.
I think the night & day cycle is a good thing. If you try to renovate a house IRL and get rid of all lighting fixtures, it makes working on the house when the sun goes down a pain in the butt. Guess you need to either install your lights first, or at least buy a strong portable lamp that you carry around as you work, just like IRL. Or maybe keep the old lights until you are at the point of installing the new ones. It’s annoying yeah, but it’s more realistic that way.
I really enjoy your take on these houses in both versions of this game–it gives me ideas to use in my own play. I am personally not as happy with HF2 because of how grinding doing everything is. It’s driven me to some silent cursing. Maybe that will improve with DLCs. I still love HF1 and find something new to do with each property. HF2 gets 1 star from me for ease of use. I’m rating it with 3 stars out of 5 overall because it has potential and will probably be improved. It’s easy to see how much effort they put into it.
Absolutely thrilled to see you doing a series on this! I waited anxiously and impatiently for this game to be released. I was so excited when I finally got it and was able to play. Some features I am not quite thrilled with, others I love. In all fairness, I’m going to wait until I level up my skills before I pass final judgement. Some of the hesitation is from learning a new game while some of it is as simple as realizing things get better as your perks build. I have a feeling things will change drastically for me once I experiment with the sandbox feature. I’m looking forward to that very much. Thank you so much for doing this series. 🙂 Love your face. 🙂
